One40william: the newest landmark in Perth’s CBD

From NRC Communications | 28 Jul 2010

One40william is the newest landmark in Perth’s CBD - a major cultural destination combining retail, art, culture and heritage. Located above the Perth Underground station, at the corner of William Street and Murray Street Mall, one40william comprises three office towers above two levels of retail, dining and entertainment.

This latest addition to the Perth cityscape stands out for its unusual lines, outstanding contemporary architecture and eco-friendly design. At ground level, one40william is a major hub in the CBD – linking directly to the Perth Underground railway station, with pedestrian laneways from Forrest Place and Murray Street Mall, connecting Northbridge and the William St Collective. Still under construction is a link from one40william directly through to the Forrest Place GPO due for completion later this year.

For commuters on Perth trains, one40william provides access points via escalators and stairs into the William Street Underground Station concourse and a convenient underground pedestrian link to the major Perth Train Station.

Bringing art and culture into the CBD is a priority for one40william and the centre will play host to a calendar of ongoing exhibitions, artists in residence programs, installations, street art, live music and other entertainment in its internal spaces and external laneways and podium areas. one40william will regularly work with Perth festivals and events and today hosted the Official Program Launch of the 2010 Perth Fashion Festival.

Owned and developed by Cbus Property, the new environmentally sustainable landmark weaves fully-restored, existing heritage buildings into its design. On Wellington Street one40william incorporates the Wellington Building, the original Globe Hotel and the Baird’s Building, along with the facade of the Mitchell Building on William Street (which was removed and then later re-assembled).

Two levels of prime retail space occupy the ground and first floors across 6500m”. Already open for trade are Swarovski, Forever New, Yes Optus, UGGYS GENUINE, Easy Way Tea, i Workshop and The Coffee Club with Waves Surfwear, Cite, Shero Fashion, Eighth Sin and Qin’s Retreat to open in the next few weeks. Remaining retail spaces have been leased with an eclectic mix of exciting retail options scheduled to be announced, and opening soon.

Food and dining will be a major attraction at one40william. On ground level will be The Herdsman – a concept food store from the team behind the iconic Herdsman Fresh in Wembley, scheduled for a September opening.

The first level podium is home to a contemporary new food court which will open in August. The first floor will also feature a modern two-level tavern opening in November. This exciting new venue will span across 1,000m” and be a major destination in the city with its huge, Manhattan-style rooftop alfresco bar.

The three office towers of one40william range in height from six to 19 storeys, and provide over 38,000m” of central office space, with two levels of basement car-parking. The unique design enables fresh air to be fed through the office space, along with outdoor winter gardens on various floors. The majority of office space has been leased by Government departments who will take tenancy towards the end of 2010.

This new $400 million development by Cbus Property is arguably Perth’s most influential new commercial development in decades setting benchmarks for workplace and workforce flexibility, efficiency and amenity. one40william is the height of environmentally sustainable design, with the building being the largest in WA to gain a Five-Star Green Star Office Design rating, and has achieved the 4.5 NABERS rating for energy performance.

The building is carefully orientated and massed so it is self-shading and able to ‘breathe’. The design minimises the amount of energy the building absorbs from artificial environments and utilises cooling properties that intrinsically respond to the Western Australian climate.

one40william’s revolutionary design is expected to save enough water to fill more than nine Olympic-sized swimming pools, more than $190,000 worth of electricity and nearly 1900 tonnes of carbon dioxide each year.

one40william adds to the Cbus Property commercial portfolio which comprises the recently completed developments at 181 William Street, 550 Bourke Street and 8 Exhibition Street in the Melbourne CBD, and projects currently under development 1 Bligh Street in Sydney and 171 Collins Street, at the ‘Paris End’ of Melbourne.

During the 2010 Perth Fashion Festival this September, one40william will invite Anything Is Valid Dance Theatre (the choreography talent for Empire of the Sun video clips and concerts) to stage impromptu performances outside of Fashion Central at 1:40pm on Friday 10 to Sunday 12 September, in celebration of Perth Fashion, giving out $2000.00 worth of Free shopping vouchers to spectators who can name a one40william retailer. one40william will also provide building space for Perth Fashion Festival to safely house garments during the week’s program of festival events.
